Know all men by these persons that I G. B. Erath of the State
and County above stated for and in consideration of the sum o one hundred and
fifty dollars to me in and paid by Charles C. Chance of the County of Burleson
and State above mentioned on the receipt where of is hereby acknowledged have this
day bargained sold, and conveyed and by their presents convey and confirm unto
said Charles C. Chance his heirs and assigned all my rights title and in _____
in a certain parcel of Land lying in Burleson County near the town of
Caldwell frontier on the San Antonio road patented to me by patent No. 400 dated
Sept 1845 and beginning at the S. E. corner of George Grims survey Thence N 43
1/2 East 756 yards to the S. E thence N 8 W 2773 yards to the N. E. corner from
which a Black Jack marks the E yards S 54 E 3 yards and another marks a H yards
S 54 N 5 yards thence S 52 W 720 yards to the N. W. corner on the East line of
Grims survey. Thence with ____ line S 28 E 3614 yards to the beginnings
containing 2/??? labors on 365 acres and now I this said g. B. Erath unto said
Charles C. Chance his heirs and assigns convey and transfer the above parcels of
land with all it appertains in as _____ ___ ___ ____ ____ _____
thence belonging and I the said G. B. Erath into said Charles C. Chance his
heirs and assigns _____ will warrants ______ said claim from all lawful
claims. In trust money where of I have here unto affixed my name and seal
this 30th of April 1849 at the Town of Cameron.
